Every site is an opportunity. Whether it’s unused land or an existing building, we provide architecture-driven planning solutions that clarify potential, manage risk, and deliver real-world value.
Residential development scale.
We consider sites from a single home up to small developments of ten homes.
For schemes of up to five homes, we prepare and manage full planning applications, including detailed design and layouts.
For sites with potential for up to ten homes, we pursue outline planning permission to establish the principle, scale and key development parameters.
The final number of homes depends on site size, access, context, planning policy and viability. We always provide a realistic assessment rather than assuming maximum capacity.

What we do: Assess sites, produce planning application drawings, submit applications, secure approvals
Value delivered: Projects typically provide the largest uplift
Approach: Near no-win-no-fee, return from uplift once planning is granted and land is sold on to developer.

Who it’s for: Property owners, small developers, landowners with existing structures
What we do: Change-of-use, extensions, infill, sensitive retrofit
Value delivered: Uplift more modest than land schemes, but meaningful
