We outline our no-win-no-fee model so you understand how risk is managed, and we assess whether the site or building has genuine planning or development potential, providing clarity from the outset.

Step 2

Site Visit

A thorough site visit allows us to assess context, constraints, and opportunities in person. We take detailed measurements, photographs, and observations to inform design decisions, while evaluating the structural and adaptive potential of existing buildings. This step also reviews the practical possibilities for new land schemes or retrofit projects, ensuring realistic outcomes are understood before moving forward.

Step 3

Offer

Based on our assessment, we make a formal offer, either as an option or purchase price, reflecting the potential opportunity. We explain the expected planning potential and likely uplift for land or improvement for existing buildings, providing commercial insight. Design work will only commence once the offer is accepted, ensuring commitment and focus, and we confirm that the site meets our project criteria, prioritising projects with genuine potential.

Step 4

Contract

We formalise terms with the landowner or seller, setting clear expectations and establishing a transparent framework. Responsibilities, scope, and timelines for the planning process are agreed, and we confirm which party manages surveys, legal obligations, or technical approvals. This step ensures both parties have certainty and confidence before any design work begins

Step 5

Planning

Our architects produce design-led planning drawings tailored for either land or retrofit projects, prioritising context, quality, and viability. We prepare all supporting documentation to create a robust and well-presented planning application, which we submit and manage through to decision. Once planning is granted, the site or building can be sold, retained, or handed to a developer, who will handle construction, approvals, and due diligence.
