    We are a design-led consultancy specialising in planning application drawings. We identify potential in under-used or overlooked land and develop architectural schemes to secure planning consent.

  • How do we work with landowners?

    We either source land directly or are approached by landowners. Landowners pay no upfront fees; our return is taken from the uplift generated through planning. For larger or multi-parcel landowners, Northern Workroom may determine participation in a structured share of additional value realised.

  • What types of sites or buildings do you work with?

    We work with small to mid-scale land opportunities — including brownfield, backland, and edge-of-settlement plots — as well as selected retrofit projects where architectural improvement and planning gain can be achieved through thoughtful design.

  • Can developers purchase land directly?

    Yes. We connect developers with landowners who have consented planning application drawings. Developers review the documentation and acquire the site once terms are agreed.

  • Who is responsible after planning?

    Northern Workroom does not provide build-ready sites and does not take responsibility for construction or approvals post-sale. Purchasers are responsible for all subsequent due diligence.

  • How is the land sold after planning?

    Once planning consent is granted, the land is sold to a developer or purchaser. Landowners receive the pre-agreed value, while Northern Workroom’s return comes from the uplift generated through the consented scheme.

  • How do you ensure projects are design-led?

    Every site is approached with architectural intelligence. Our planning application drawings optimise land use, design quality, and compliance with local planning requirements. Design is central to unlocking the land’s potential.

  • Can multiple land parcels be grouped?

    Yes. Landowners with multiple parcels or larger sites may be offered structured participation in additional value realised through planning. Eligibility and terms are determined by Northern Workroom.

  • How do I know if my land has development potential?

    If you have underused space — a side garden, redundant garage, overgrown land, or a larger plot — it may offer real development potential. We’re experienced in identifying opportunities others overlook. Get in touch and we’ll provide a clear, honest appraisal.

  • How much could you pay for my land?

    We assess value based on development potential — what the site could deliver, not simply its current use. This includes capacity, local values, planning and build costs, and overall viability. From there, we make a fair and transparent offer that reflects the value that can realistically be unlocked.

  • Will selling part of my land affect my home’s value?

    In most cases, the additional value created through development significantly outweighs any potential impact on the existing property’s value. We take the time to explain the pros and cons clearly, helping you understand the trade-offs before any decisions are made.
